A mortgage is one of the biggest financial decisions your family will make. It's hard enough in your first language. It shouldn't be harder because the terms, the paperwork or the bank's rules are explained in a way that doesn't fit your situation.

I'm Farshid Azarang, a licensed mortgage broker and team leader with Mortgage Alliance, based in Woodbridge. I was born in Tehran, and I work with Iranian-Canadian families across Vaughan, Toronto and the GTA, in Farsi or English, whichever you prefer.

Full transparency on fees

On most bank mortgages the lender pays the broker, so you pay the broker nothing. When a fee applies, for example on a private mortgage, it's disclosed in writing and paid through your lawyer at closing. You should never pay anyone outside the written agreement.

Frequently asked questions

Q: Can I get a mortgage as a newcomer to Canada?

A: You may qualify. Some lenders have programs for newcomers with limited Canadian credit history. Your status, income, down payment and documents all matter. Every file is subject to lender approval.

Q: Do I have to pay you?

A: On most bank and prime-lender mortgages, no. The lender pays the broker. Alternative and private mortgages may involve fees. If so, they're disclosed in writing before you sign and paid through your lawyer's trust account.

Q: Can my parents or spouse join the meeting?

A: Yes. Family members are always welcome. We can meet in person in Woodbridge or by video.

Q: Do you only work with Iranian clients?

A: No. I work with clients from every background, in English or Farsi.
